Leadership in Energy and Environmental Design

BESL has five LEEDTM (Leadership in Energy and Environmental Design) Accredited Professionals on their team.  We can provide technical assistance in selecting sustainable sites, water efficiency, energy efficiency, materials and resources selection, indoor environmental quality, and innovation and design processes.

Measurement & Verification

Energy Performance Contracting is a smart, affordable and increasingly common way to make building improvements that save energy and money.  Measurement and Verification (M&V) is the method used to verify results of energy efficiency, water efficiency, and renewable energy projects in commercial and industrial facilities. Texas A&M researchers within the BESL group were some of the first developers of the M&V processes that have become practice today, and that have been incorporated into the International Performance Measurement & Verification Protocol (IPMVP) and Federal Energy Management Program (FEMP) protocols. We provide M&V services like Direct M&V technical support, Independent third party review of M&V plans, Validation of onsite M&V activities and Consultation for federal M&V requirements and programs.

Energy Audit

An energy audit is a survey of a building or facility that provides sufficiently detailed information allowing the owner to implement energy or water-savings programs. The energy audit will include information such as appropriate energy and water conservation maintenance and operating procedures, energy conservation measures, energy saving calculations, pay-back estimation strategies to implement the measures. BESL offers both preliminary and in-depth energy audit services.

Building Commissioning

The basic purpose of building commissioning is to provide documented confirmation that building systems design and functions are in compliance with the intent of the owners and occupants, as well as to satisfy the owner's operational needs. Commissioning of existing systems may require the development of new functional criteria in order to address the owner's current systems performance requirements. BESL offers commissioning services such as New Building Commissioning, Retrofit Commissioning and Continuous Commissioning SM.  BESL is a member of the Building Commissioning Association.

Indoor Air Quality
Indoor Air Quality continues to be of nationwide interest in the areas of health, worker productivity, morale, quality work environment, and potential litigation. GTRI researchers within the BESL group are leading the way in development of building diagnostics, impact assessment, and corrective actions. Specific services address building walkthrough, sampling, evaluation of cleaners, ventilation systems, microbial contamination, and metabolic emissions analysis. Our approach is to team with you to develop an overall program for continuous review and improvement of Indoor Air Quality.

Distributed Energy Resources
Distributed energy resources are a variety of small, modular, power-generating technologies that can be combined with energy management and storage systems and used to improve the operation of the electricity delivery system, whether or not those technologies are connected to an electricity grid. BESL is currently working on distributive energy demonstration projects such as Integrated Energy Systems (IES), and Fuel cells with local partners. BESL can provide feasibility studies to identify potential project opportunities in this area.
